Occupancy & Booking: Primary renter must be 25+ years old and present for the entire stay. Maximum occupancy may not be exceeded. Only registered guests are permitted on the property. No parties, events, or group gatherings. No subletting or third-party bookings. Check-In / Check-Out: Check-in: 3:00 PM (4PM starting in 2027) Check-out: 10:00 AM Please follow checkout instructions. Noise & Conduct: Please respect neighbors by following quiet hours. Excessive noise, disruptive behavior, or reckless driving on the private road (max 10 MPH) is prohibited. Smoking: No smoking or vaping anywhere on the property. A $700 cleaning fee will be charged if evidence is found. Pets: No pets unless disclosed and approved in advance. Dogs only. Undisclosed pets will result in a $700 fee and possible eviction. Pets must be house trained and not prone to chewing, digging, scratching, etc. Pets are not allowed on beds or furniture. Fire Pit & Fireplace: No unattended fires at any time. Follow all local burn regulations and bans. Only approved firewood may be burned. Fireworks are prohibited. Improper use may result in fines or eviction. Hot Tub: Use at your own risk. Children under 16 must be supervised at all times. No glass, no diving, no rough play. Soaps, perfumes, bubbles or other chemicals can damage the spa heat pumps and should never be used in hot tub. Do not alter settings other than temperature, jet speed, and lights. Secure the cover after each use. Lower temperature to 90 degrees at check out. Damage Responsibility: Guests are responsible for damages beyond normal wear and tear. Unreported or excessive damage may be charged. Eviction: Violations of these rules may result in immediate eviction without refund.
